There are a lot of deficiencies to watch out for during the purchasing of your home. To be honest I can not recall a home I have inspected without deficiencies. An example of deficiencies would range from a house window in a bedroom that won’t rise easily to a plumbing leak under a sink. Myself, the window not rising easily is more important than a little water leak under a sink. But both would be listed on the Camelot Inspection report as a deficiency. One could cause a life to be lost and the other would damage the property. One is relatively inexpensive to repair and the other could cost a little more. Both are important as a deficiency noted in the inspection report but if there is a fire in the part of the house and the only way out for a child is to raise their bedroom window, well you can see why the window is more important. Camelot Home Inspections has the experience, training and knowledge to let you know if deficiencies are basically a deal breaker or easily repaired. For one person the window might not be a problem. This is not against code in most cities, but is costly in replacement and most roofing companies will not have warranties for a new roof laid over other layers. The wood shakes would be replaced with sheathing if replacement is done properly. | |
